What we do

Capabilities

One group, connecting the whole property journey.

From the earliest property decision through development, delivery and what comes next, our role is to keep the important decisions connected.

The difference

Less handover.
More continuity.

Property decisions are connected. The value is in seeing how a choice made early can affect what becomes possible later.

How it’s usually done

Most property projects pass through a series of separate businesses. One team helps shape the strategy, another manages the development, a builder takes over construction, and an agent steps in when it is time to sell, lease or manage the property.

At every handover, context can be lost. A decision that makes sense to one party may create a problem or a missed opportunity later in the journey.

The Meriarch approach

Rather than viewing each stage in isolation, Meriarch keeps a continuous view across the property journey. This matters because small misses early can become expensive problems later: redesign, approval delays, consultant rework, construction variations, programme blowouts and lost value.

A planning decision can affect buildability. A missed site or service constraint can increase cost. A design choice can impact leasing, saleability or how well the finished property performs.

By staying close to the key decisions and handovers, Meriarch helps reduce those gaps and keep the project aligned from opportunity to outcome. We bring in the right architects, planners, engineers and specialists where needed, while maintaining one clear view across the whole journey.

How we work

Four perspectives.
Each with a clear role.

Each perspective goes deeper into a different part of the property journey. The value is in how they connect. What is learned, tested and decided in one stage carries forward into the next.

Explore each capability below to see where it fits and how it contributes to the wider property outcome.

Before commitment

Strategy

Understand the opportunity before capital is committed. Market research, feasibility, due diligence, property identification, acquisition and structuring help determine whether the opportunity is worth pursuing.

From opportunity to project

Development

Turn a viable property opportunity into an approved, deliverable project through concept, planning, consultant coordination, approvals, development management, cost planning, procurement and delivery strategy.

From approval to completion

Construction

Bring the project to life with buildability, cost, programme and quality considered together, from documentation and procurement through civil works, construction, completion and handover.

From completion to what comes next

Real Estate

Carry the property into its next stage through sales, leasing and property management, informed by an understanding of how the property was planned, developed and delivered.

Property Advisory

A separate, one-to-one pathway.

Advisory isn’t a fifth stage. It helps buyers, investors, owners and landowners think through a property decision and work out where, if anywhere, they step into the Meriarch journey.

Owners, landowners & partnerships

Sitting on a property
with potential?

You don’t have to become a developer to make the most of it. We can help test what is possible and, where the opportunity stacks up, stay involved through the development journey.

For selected owners, Meriarch can act as development manager, coordinating feasibility, consultants, approvals, procurement, the construction interface and completion while the property and project remain yours.

From time to time, we also consider partnerships with landowners and investors where the property, project and objectives genuinely align. Each opportunity is assessed on its own merits.

Development Management & Partnerships
Own the property. Keep the opportunity.

We start with the practical questions: feasibility, constraints, viability and the commercial pathway. If it makes sense, we can coordinate the people, approvals, procurement and delivery needed to move the project forward without you having to learn an entire industry along the way.

Discuss your property
Feasibility & strategy

Clarify the objectives, constraints, viability and best pathway before serious time or capital is committed.

Design & approvals

Coordinate consultants, design development, planning and the approvals the project needs.

Procurement & delivery

Coordinate cost planning, tendering, programme, delivery interfaces and the decisions that keep the project moving.

Completion & next stage

Carry the project through completion, then transition into sale, leasing, management or long-term ownership.
